Q. What is the Fox Lake Pet Policy?

A. Fox Lake is a pet-friendly community. We have a dog park with agility course located beside the tennis and pickle ball court. Our pet fees and policies are included below.

  • Pet Fee: $400/pet - due at move in, non-refundable

  • Pet Rent

    • $20/month 1st pet

    • +$10/month 2nd pet

  • Buildings 1-9 are large dog friendly (+25 lbs)

  • Buildings 10-16 are small pet friendly (25 lbs or less)

  • Building 4 is pet-free

  • Breed restrictions apply in all buildings.

    • Restricted breeds include but are not limited to: Pit Bulls, American Staffordshire Terriers, German Shepherds, Rottweilers, Dobermans, Chow Chows, Mastiffs, or any mix of any restricted breeds. For a complete list of restricted breeds, please contact our leasing office.

    • A clear photo of your pet(s) will be required at the time of application submission.

    • All pets are subject to management approval.

    • Your renter’s insurance policy must include a clause stating personal liability coverage extends to pets.

Q. Will my apartment have washer/dryer connections?

A: Yes, every apartment home has a laundry/utility room with washer and dryer hookups. We also have 2 coin-operated laundry facilities: one located in the club house building, and the second in the leasing office building.

Q. Can I have an outdoor grill on my apartment deck or patio?

A. You may have an electric grill. By order of the fire marshal, gas grills, charcoal grills, and pellet smokers are not permitted. We also have three outdoor charcoal grills located on site in the stone fireplace and BBQ areas, so if you want that charcoal taste, you can still have it.

Q. Do you have any 1-bedroom or efficiency apartments?

A. No, we only have 2-bedroom apartments and 3-bedroom apartments at Fox Lake. All 3-bedroom apartments are located on the 2nd or 3rd (top) floor of the buildings. All ground level or first floor apartments are 2-bedroom layouts, some of which have a bonus room.

Q. Is your property handicap accessible?

A. We have handicap accessible apartment buildings with wide, code-compliant ramps and handicap accessible apartment home units. Please submit any reasonable accommodation requests to our leasing and management team prior to moving in.

Q. You have wood-burning fireplaces in most apartments. Can I keep firewood on my patio or deck?

A. Yes, of course! You can keep firewood on your private patio or deck, so long as it is stacked neatly.

Q. What are my cable, Internet and phone options?

A. Comcast/Xfinity is our preferred provider for cable, Internet and phone. Comcast invested in our community several years ago by installing new fiber cables, enabling 1Gig speed Internet throughout our entire property.

Q. Do you have furnished or corporate apartments available for rent?

A. We do not provide any furnished or corporate apartments. This home you are touring today has been staged exclusively for leasing tours.

Q. Who are the utility providers for Fox Lake?

A. All utilities at Fox Lake are individually billed and metered directly through the utility company. So, you only pay for what you use.

Q. How do you handle service requests?

A. We offer 24-hour emergency maintenance service, 365 days per year. We always have a maintenance tech on call at night and on weekends. We also have a full-time staff on site each day Monday through Friday..

Q. Is Renter’s Insurance required?

A. Yes, we require all residents to obtain renter’s insurance for the duration of tenancy at Fox Lake, beginning on or before your move-in date.

Our minimum renter’s insurance requirements include:

  • $100,000 personal liability coverage

  • Liability coverage extends to your pets

  • Our property and management company must be listed on the policy as an additional insured, as follows:

    • Fox Lake, GP, and The Williams Company, LLC

Q. What fees and deposits are required to move in?

  • Due at time of application:

    • $50/applicant

    • Each occupant 18-years and older must submit their own application and submit to a credit inquiry, rental history verification, and criminal background check.

  • Due upon application approval (these fees and deposits must be paid in order to hold the apartment until move-in day):

    • $300 Reservation Fee due at time of reservation.

    • $500 Standard Security Deposit due at time of application approval.

    • Additional security deposits may be required depending on credit, income and rental history.

  • Due on your Move-In Day:

    • $100 Admin Fee

    • $400 non-refundable Pet Fee per pet, if applicable

    • Pro-rated 1st Month’s Rent and Pet Rent
